Private Money Lending

Are you counting on social security to pay for your retirement? If the answer is no, which I'm sure it is, you need to take control of your saving and retirement funds and put them to work. Private real estate lending is terrific way to earn above average returns on your hard earned money. If you are not happy with your current returns with your IRA/ 401k, savings, money market, or CD's there are alternatives.

What is a private money loan?

It is a loan made to a real estate investor that is secured by real estate. Private money loan investors are given a 1st mortgage that secures their legal interest in the property. These loans are NOT highly leveraged loans. As a real estate investor it is my job to find properties with large amounts of equity. None of our properties will have high loan to value ratios. We will never borrow more than 75% of the properties current value to increase the security of the loan.

For example, if a property is valued at $100,000 in today's market, we would never borrow more than $75,000 on the property. This is a much safer approach than those taken by conventional lenders. Most banks lend 80, 90, and sometimes 100% loan to value.

How much do we pay?

We offer a couple different types of loans. The first loan is one that we obtain to purchase and renovate the property. At this time the property is usually vacant and is receiving TLC. These loans are typically less than 6 months.

Once we have remodeled the property we will either sell it or hold it for long term cashflow. Once the property is rented we offer long term cash flow loans. These loans are very safe and secure loans. These loans are typically 5- 10 years but terms can vary.

We are not allowed to advertise a set percentage rate, our short term loans are in the double digit range and long term cashflow loans are a little less than that. Give me a call and we can discuss particular properties and exact interest rates.

The lender has the option of receiving monthly, quarterly, or yearly payments.
